Real Estate Deal Toys & Architectural Commemoratives
A property, a transaction, a place worth remembering.
Polaris designs custom real estate deal toys and financial tombstones for acquisitions, financings, developments and partnerships. From a precise property image to a dimensional building model, the piece takes its direction from the asset and the achievement.
START YOUR PROJECT
Start with what makes the property distinctive.
The character of a building often lives in a few details: its silhouette, facade, structural rhythm or relationship to its surroundings. We use those details to find a clear design direction, then choose the materials and construction that suit the quantity, budget and presentation date.
You do not need a finished design. Bring us the story and the practical requirements; we will help determine the right direction.
What we commemorate
- Property and portfolio acquisitions
- Debt and equity financings
- Refinancings and recapitalizations
- Groundbreakings and development completions
- Joint ventures and investment partnerships
- Broker, developer and project-team recognition
Design direction
Different stories. Different approaches.
01
Property imagery
A strong photograph can carry the design in Lucite or a clear panel. This is an effective approach when the asset itself should remain the focus.
02
Architectural layers
Facade details, floor plates and dimensional images create depth without modeling an entire building. The result can feel architectural and restrained.
03
Building models
A miniature can emphasize the property’s massing and recognizable features. Photos, elevations and drawings help us determine an achievable level of detail.

Selected work
Architecture made memorable.
From a distinctive facade to a dimensional building model, the property can give the commemorative its form.

A clear image can carry the story.
Layered property imagery and simple photo-based pieces offer other ways to recognize an acquisition, financing or development. The right approach depends on the asset, audience and budget.

Designed with the making in mind.
You work directly with experienced creative professionals. We consider the concept, materials, construction, quantity and budget together, then coordinate production with specialized manufacturing partners.
Lucite and acrylic offer custom shapes, layered graphics and suitable embedments. Crystal brings clarity, weight and etched detail. Resin, metal, wood and mixed construction make other forms and finishes possible.
The right material serves the idea. A more complicated piece is not automatically a more meaningful one.
Explore materials and methods →A physical checkpoint before production.
Every factory-produced custom project is prototyped and reviewed internally before the full run. We check proportions, materials, color, decoration, finish, assembly and stability against the approved artwork.
Client review can use photographs, video or an in-hand sample when appropriate. Completed production is also reviewed before shipment.

Planning your project
Work backward from the presentation date.
Share the quantity, budget, destination and required in-hand date early. We will recommend a feasible design and schedule, including approvals, production and delivery.
Typical initial concepts after we receive the basic brief.
A starting estimate for prototyping and production after artwork approval.
Allow for delivery, extra development and any physical sample review.
Practical answers
Questions before you begin.
What do you need to design a building model?
Architectural elevations and drawings are useful, but photographs from several angles can also provide a starting point. Send the property name, key features to emphasize, deal text, logos, quantity, budget and delivery date.
Do we need a 3D model for a real estate deal toy?
No. Property photography, layered graphics or a simplified architectural element can make an effective commemorative. We recommend a direction based on the asset, audience and practical requirements.
Can you create pieces for a portfolio transaction?
Yes. Maps, a selection of property images, multiple architectural forms or a shared branding element can represent a portfolio. We help decide what to include so the finished piece stays clear.
How long does a custom project take?
Initial concepts typically follow within 24–48 hours after we have the basic information. After artwork approval, many projects need approximately 3–4 weeks for prototyping and production, with shipping additional. Complex work and extra review can add time. Share the required in-hand date so we can confirm a project-specific schedule.
Is a prototype part of the process?
Every factory-produced custom project goes through prototype verification before the full run. Polaris reviews the physical piece internally. Separate client review may be by photograph, video or an in-hand sample, depending on the project.
What should we budget?
As planning ranges, classic pieces are often $80–$150 each, dimensional / constructed pieces $150–$225, and fully dimensional / sculptural pieces $200–$300+. Setup starts around $300 per order; shipping is separate. Quantity, size, detail and manufacturing method affect the custom quote, and unusually complex work can exceed these ranges.
